A foundation evaluation is a way of assessing the structural soundness beneath your property. Its scope is to assess whether the foundation is performing its intended function, compliant with building codes, and ultimately if it’s in need of repair. 

If moisture, cracking, settlement, shifting, or bowing are  detected, a foundation evaluation will be necessary. The causes and the degree of deformation depend on various factors.. At times, the corrections can be as simple as minimizing the pressure behind the wall. Others can be very extensive and may require substantial repairs

Tadco’s Foundation Evaluation:

Tadco performs foundation evaluations as part of its property condition assessments, or as requested by insurance carriers, homeowners and builders.

Home buyers are encouraged to get a foundation evaluation in addition to a standard home inspection. Following the assessment, Tadco will provide a detailed report indicating the foundation’s integrity along with recommendations for corrective action. 

Basement or Foundation Inspection

Tadco will check the stability of each floor level throughout the structure.  The inspection of the basement or lower entails examination of masonry walls, support beams and load-bearing members. We’ll also check for water, seepage damage, improper ventilation, and mold.

Exterior Observation

The external evaluation is aimed at leaky gutters, improperly directed roof leaders, sloping grades, water drainage, landscaping, and irrigation. Crumbling concrete and cracks on exterior walls are a direct indication of a deteriorating building.

Recommendations

The foundation inspection concludes with an inspection report including photos, design recommendations and methods of repair. Following this report, clients are urged to connect with a foundation repair contractor to assess the property conditions, evaluate the engineer’s foundation report, and develop a corrective action plan.

Following a full evaluation, Tadco will provide practical recommendations aimed to minimize the extent of repairs and maximize the efficacy of such repairs. This includes minimizing the high costs of traditional waterproofing, foundation replacement augmentation.
