As a due diligence requirement, a PCA helps commercial & residential clients understand the property condition they’re purchasing, leasing, or financing. It further assists in identifying immediate concerns and estimating long-term upgrades, recognizing their extent and potential cost.
In certain instances, we coordinate among trades to bring about a higher level of targeted output.
Tadco tailors to the clients’ specific needs depending on size and range of project. This can range from a general walk-through inspection all the way through to detailed operational inspections and tech-heavy projects.
What Tadco’s PCA Includes:
Conducting a PCA starts with a visual inspection of the exterior of the property and its surroundings. The inspection is then expanded to include foundation, interior common areas, roof, exterior walls, stairs, fire escapes, as well as plumbing-electrical-mechanical systems.
Following the inspection, the Property Condition Report (PCR) will be issued to the client client within a prompt time frame. The PCR includes significant information pertaining to:
- Description of buildings, their components, major defects and related recommendations
- Cost estimate or recommendations for corrective action extent
- Tabulated cost of capital reserve projects
- Miscellaneous engineering consulting services as requested
